For the Buyer
At Warrington Real Estate, we consider the purchase of a home to be a long term investment. As members of the City of Round Rock Road Infrastructure Committee, Ambassadors of the Round Rock Chamber of Commerce and, for Gina Warrington, as President of the Oakcreek Home Owners Association, we keep up with the inner workings of the City and all of its road and building projects. For the Seller
Gina and Steve Warrington understand that the sale of a home is HIGH on the stress meter! We take this into consideration and help you prepare your home perfectly BEFORE it goes onto the MLS (Multiple Listing Service).
We help you to "de-clutter" your brain by removing the stress of having to figure out all that MUST be done! Guidance is the key here.
This means that we will tour the home with you and point out any changes or repairs that need to be made. We will help you facilitate needed repairs and cosmetic changes by providing you with a list of local vendors who are inexpensive and dependable. (These of course are hired at your own risk.)
We are advocates of home staging. We have a staff of professionals who will help you with the staging and de-cluttering process. The presentation of your home is essential for the quick sale of the home as well as gaining a much higher price for it.
Additionally we are VERY well connected. We utilize these connections to find a buyer for your home. We are in touch with over 5000 Realtors in our area and are strong believers that today's buyer starts their search on the Internet. We are participants in the Multiple Listing Service and have relationships with many Realtors in the area who we send out "just-listed" flyers and any price changes via E-flyer marketing.
We do innovative marketing such as a catered Open House tour. This is a tour of the homes for sale in the neighborhood where YOUR home is the Featured Listing and food and drink are provided for the visitors.
Our Marketing Plan
1. Meet with Seller. We will sit down and get to know you and your needs. We will then review the listing documentation. This will include a. Listing Agreement & Information about Brokerage Services, b. Sellers Disclosure, c. T-47 Affidavit (This is an affidavit stating changes or no changes to property and will accompany your survey. You will bring it to your title company or notary.) Once the documentation has been signed we will...
2. Determine the Market Value of Your Home. We will review a detailed Market Analysis of your neighborhood & your tax records for the current year. We will then do a thorough walk-through of the home and make notes of any repairs or cosmetic changes that may help to expedite the sale and improve your market value. We will be able to provide you with a list of vendors if necessary. We will create a detailed pricing plan at this time.
3. Preparation & Pre-Marketing Will Begin. We will begin to help you in the preparation of the home for sale, giving advice regarding de-cluttering, staging and repairs. This may even include tree trimming and lawn maintenance. We will begin to advertise your home on the internet as well as placing a FOR SALE sign in the yard.
4. Listing on the MLS. Once your home is ready to show, we will come in and take photos, then create a virtual tour of the home. We will place the home on the Multiple Listing Service. Your home will be available to view as a Featured Listing on Realtor.com and will be available for world wide internet viewing on Trulia, Google, Yahoo! Real Estate, Homescape, Zillow.com, AOL Real Estate, Cyberhomes, Yuvie, FrontDoor/HGTV just to name a few! Flyers will be in preparation and will be placed by the 2nd or 3rd day on the market. A lockbox will be placed on your door. Get ready to show! Always be ready. You may have as little as 15 min. to prepare.
If you don't answer a call from the Realtor, your home will be shown.
5. Marketing your Listing. Once you are listed on the MLS, we will place flyers out and begin a mega internet marketing campaign sending out over 5000 e-fliers to area Realtors. We will send out Just Listed Post Cards. We will prepare a Realtor Tour in which many area Realtors will come and preview your home. We also prepare a public Open House Tour, when the public will be invited to tour your home along with several neighboring listings YOURS will be featured! To prepare for this tour we will knock on 40 doors surrounding your home with a personal invitation to see your listing. All these actions create much needed exposure for the listing.
This tour will be catered with food and drink for the visitors.
6. Watching the Market. We will keep track of all of the viewings via Supra Kim. We are able to track every Realtor who shows the home via internet. We call for feedback with each one for the first 30-45 days. In this way we seek to find any changes in price, cosmetics or repairs that buyers may notice.
7. Make Changes & Market Changes. As we follow up with agents & watch the market, we will make any necessary price changes per our pricing plan or make other corrections to improve the marketability of the home. All of these changes will be marketed to area Realtors via Internet Marketing.
